"For Sale" listings outnumber every other category combined many times over, and apartments dominate that category almost everywhere in the country — the exceptions are few enough to be genuinely notable rather than typical. Wherever you're looking in Syria, a sale search will mostly turn up apartments, with land, farms, and commercial storefronts filling in the edges.
Five governorates — Aleppo, Damascus, Tartus, Latakia and Homs — account for the large majority of all sale listings nationally, so the national market is really a story about these five first and everywhere else second. That concentration matters for anyone comparing prices: "the Syrian market" in practice mostly describes these five governorates' combined behavior.
Prices split cleanly into three tiers. A premium tier — Aleppo, Damascus, and, more surprisingly, Hama — sits well above everywhere else. A middle tier includes Latakia, Deir ez-Zor, Tartus, Homs and Idlib. And a more accessible tier — Daraa, As-Suwayda, Al-Hasakah and Raqqa — offers the country's lowest typical entry prices. Currency tells its own story on top of that: US dollars dominate almost everywhere, except in Deir ez-Zor, where pounds are the majority currency, and along parts of the coast, where pound-pricing is meaningfully more common than in the interior.
Knowing which tier a governorate falls into — and which currency to expect there — is the fastest way to set realistic expectations before you start browsing specific listings.
